Dromeus Capital Group is seeking an experienced professional to join our Real Estate investment team as Property Manager. The successful candidate will oversee the technical operations and property management activities across our asset portfolio, act  as the primary liaison between the firm and external parties, including facility managers, tenants, and service providers, and ensure smooth day-to-day operations with consistently high service levels.

Dromeus Capital Group is an alternative investment management firm with a thematic, value-oriented investment philosophy.  Founded in 2008, the firm focuses on a select number of high-conviction thematic strategies with asymmetrical risk-reward characteristics. These include distressed investments, real estate, digital infrastructure, and geography-specific or sector-specific strategies. Dromeus is authorised and regulated by the Financial Conduct Authority and has offices in London (headquarters) and Athens.

Reporting Lines

Asset Management Director

Main Responsibilities include:

· Monitor and evaluate the performance of external facility managers to ensure contract compliance.

· Coordinate with facility managers on all technical issues affecting the properties.

· Develop and implement facility management policies, procedures, and best practices.

· Serve as the main point of contact for tenants regarding technical or operational issues and support timely resolution.

· Conduct regular and ad hoc property inspections across the portfolio.

· Monitor facility budgets and expenditures, ensuring cost-effective use of resources.

· Oversee the allocation and reconciliation of service charges, utilities, and operating expenses.

· Review vendor invoices and coordinate payment processing.

· Participate in meetings with engineers, architects, project managers, and construction teams as required relevant.

· Collaborate with the legal department on tenant-related disputes and legal processes.

· Maintain and update reporting dashboards on building operations and project progress.

· Manage building systems such as BMS (remote access), elevator card programming, HVAC coordination, etc.

Desired Skills & Experience:

· Bachelor's degree in E/M Engineering, Real Estate, or related field.

· Minimum 10 years of experience in commercial property or facility management.

· Understanding of building systems and technical maintenance (HVAC, BMS, etc.).

· Strong organizational and multitasking skills across multiple properties.

· Proficiency in MS Office (Excel, Outlook); experience with ERP systems is a plus.

· A proactive, solutions-oriented mindset with a strong "can-do" attitude.

· Excellent analytical skills, organizational abilities, and attention to detail.

· Drive and ambition for personal growth and professional success.

· High level of integrity, strong team spirit, and a good sense of humour.

· Fluency in Greek and English, with strong written and verbal communication skills.
