Job's Purpose

The position runs for the Development Department. The role aims to support the company's ambitious growth plan for new and under construction projects, as well as ensuring the development and sustainability of the full potential for its existing and operating Assets.

Objectives
of this role are:

• ·     Planning, coordinating and managing the construction of projects, from pre-construction phase to final handover.
• ·     Contributing in the design phase of projects, initiating best practices from construction, constructability of design and value engineering ideas.
• ·      Supervising construction site to monitor the execution of works, assess project pr ogress, identify risks, and ensure compliance with safety protocols and regulatory requirements.
• ·   Liaising with consultants, contractors and subcontractors to monitor construction progress, resolve issues and ensure compliance with specifications and quality standards.
• ·    Developing and managing project schedules & budgets to ensure cost efficiency and timely delivery, according to Scope Requirements.
• ·   Managing procurement processes, including bid evaluations, contract negotiations and vendor selection.
• ·      Coordinating Tenants' fit-out process.
• ·    Oversee project budgeting and cost control and manage change orders to ensure adherence to budgetary constraints.
• ·      Maintain effective communication with project team members to report on construction progress, provide project updates & address concerns

Responsibilities:

• ·
  Construction Management, including directions to & monitoring of
  the on-site team throughout the construction phase of projects
• ·

Review and evaluate technical submittals, material, shop drawings, methods statements, etc., for final approval
- ·       Supervise day-to-day activities of ongoing construction projects and provide technical solutions in terms of budget or/and time.
- ·
Supervise onsite contractor(s)
works and ensure that Quality and H&S procedures are applied on site during construction.
- · Fully in-charge to lead civil and architectural design teams during construction phase.
- ·    

Review, check and approve Contractor's monthly Payments, by obtaining relevant BoQs and all supportive technical data from contractors.
- · Review Project Budget and initiate value engineering ideas.
- · Review/Prepare project schedule
- · Review/Prepare periodic reports
- · Initiate Construction Budget for new Projects
- ·

Review, check and finalize Tenant fit out requirements and Contract Manuals
- ·

Review and coordinate Tenant Fitout Designs
- ·

Coordinate tenants' fit out process, from Hand over to Completion
- · Coordinate and supervise Testing & Commissioning of the project.
- · Closely follow-up the snagging list
- ·

Manage Project Close-out, review as built drawings & all technical documentations, including but not limited to, installation drawings, operations and maintenance manuals.
- · Manage the co-ordination of works during defect liability period till the final handing over of project.
- · Ensure proper handing over of project from Contractor to Development department.
- ·     Leasing with finance, and asset management teams to align construction progress with business objectives
- ·    Identify and manage project risks, propose mitigation strategies, and maintain a risk register throughout all project phases.
- ·      Contribute to the permitting process during construction and liaise with local authorities to ensure timely approvals and compliance with statutory requirements
- · Frequent travel as per project's location / organization requirements
- · Full construction management of medium-Scale Projects or Sub-Projects
- ·     Participate in any special projects that the company sets in accordance with his/hers abilities and expertise
- · Reporting to Development Director

Competencies/Experience/Education:

• · Bachelor's degree in Civil / Architectural Engineering
• ·     Minimum 13+ years of relevant experience for Client, Consultant or Contractor in project and/or construction, in retail projects and/ or real estate development.
• ·      Experience in pre-construction planning & construction supervision in medium-scale Construction projects (preferably retail projests)
• · Budgeting skills.
• · Skills in Contract management
• · Able to communicate with all levels of employees
• · Advance project coordination skills.
• · Excellent data compilation / reporting skills.
• · Advance AutoCAD, MS Project, MS Office, Sharepoint skills.
• · Fluent in English language.
