What you will be doing
We are looking for an organized, self-reliant, motivated individual with a willingness to learn and adopt our methodology. You will be part of the Center Management team of the VESO MARE Shopping Center in Patras supervising the daily operation of the Shopping Center and parking facilities, by recording and reporting any issues to be addressed by our internal or external partners. You will be a member of the Property Management team under the supervision and guidance of a Senior Property Manager and the department's General Manager. Your tasks will include:
- Managing the retail and leisure center Veso Mare in Patras
- Planning, developing and implementing policies for the Center coordination
- Monitoring actual monthly expenditures against the approved budget and ensuring compliance with budgetary allocations
- Supervising on site staff (currently Office Administrator, Handyman / both part-time) and coordinating the activities of the team
- Recommending improvements and enhancements to the Center
- Analyzing budgets to identify areas in which financial improvements can be achieved. Expenditure approval.
- Monitoring & Evaluating services provided by our external partners regarding Cleaning, Security etc.
- Recording and reporting any issues to the Property Management department and the Client, to address them timely and effectively and follow up to confirm the relevant actions taken.
- Coordinating any issues related to daily operation (working hours, clarifications on questions from store managers, etc.).
- Communicating with external partners for the restoration of malfunctions, damages, etc.
- Monitoring and completing checks made by the M&E external vendor appointed by the client of fire protection installations (active and passive) which concern the common areas and the shared systems of the center, participation in fire protection team of the scheme and emergency needs.
- Coordinate actions for managing incidents, with the aim of the smooth operation of the Center, its stores and the Parking spaces.
- Reviewing the center's activities, operations and sales reports to determinate changes in programs or operations
- Ensuring that the Center is properly maintained, including, but not limited to, planned preventative maintenance and any unforeseen corrective maintenance, in accordance with legislation, statutory requirements, compliance standards, health & safety regulations, and recommendations / guidance from specialists appointed by the client/owner
- Monitor Health and Safety requirements of the Center in cooperation with the H&S specialist consultants appointed by the Client
- Ensure the maintenance and review, as necessary, in coordination with the H&S specialist consultants appointed by the Client, of the Business Continuity Plan, Emergency Response Plan (ΣΕΑ), Center Evacuation Plan, relevant plans and documents, and the H&S system of the scheme. Ensure that the designated Center team is fully briefed on evacuation and emergency procedures and, in the event of a major incident, complies with all relevant internal procedures. Additionally, inform occupiers/tenants in accordance with the instructions of the H&S specialist consultants appointed by the Client regarding the necessary procedures for the center's common areas.
- Crisis management with a 24/7 availability
- Maintaining a professional, cooperative relationship with employees, suppliers, tenants and customers/visitors
- Establishing and maintaining relationship with industry and key community and strategic stakeholders or partners
Required Education and Experience
- Bachelor's degree in Engineering, Real Estate, or related technical field. A Master's degree or additional certifications in technical disciplines will be considered an asset.
- Minimum 3 years of supervisory experience ideally in a shopping center or large-scale commercial scheme management, preferably with exposure to technical operations, facilities, or building systems
- Strong knowledge of technical operations, facility management, and building systems, along with financial planning and budgeting.
- Excellent written and verbal command of the Greek and English languages
- MS Office competency, particularly Excel and Word
- Familiar with Property/facilities management software; training will be provided.
