Real Estate Business Development Manager

Location: Athens, Greece


Overview

The Position is responsible for leading the identification, evaluation, and development of real estate investment opportunities; increasing and improving awareness, image and acceptance of BALFIN Group in Greece as well as to establish and maintain direct relationship with the key stakeholders of the business community, of the related authorities, municipalities and institutions. Should BALFIN Group be able to secure an investment or development project in Greece, the position must support the successful implementation and/or operation of the investment within the approved time and business objectives.

Main Duties & Responsibilities

Market Analysis & Opportunity Identification:

• Conduct comprehensive market research to identify potential real estate development opportunities.

• Build and maintain a network of brokers, agents, and local stakeholders for market insights and deal sourcing.

• Analyze market trends, customer needs, and competitor activities to inform strategic decisions.

Project Management & Coordination:

• Coordinate the design and construction phases with architects, engineers, planners, and consultants.

• Develop and maintain project schedules, ensuring alignment across teams and timely completion.

• Monitor project performance against budgets, timelines, and business goals.

Regulatory Compliance & Permitting:

• Oversee land acquisition processes, including negotiations and due diligence with relevant authorities.

• Manage the process for obtaining construction permits and other regulatory approvals.

• Ensure compliance with local zoning laws, building codes, and other legal requirements.

Stakeholder Engagement

• Develop and maintain strong relationships with investors, government officials, and community representatives.

• Maintain contract compliance and performance metrics across all external providers.

BALFIN Representative:

• Represent BALFIN's real estate projects in Albania to the Greek market.

• Serve as a direct connection point between BALFIN Real Estate's sales office in Albania and brokers, clients, and interested parties in Greece, facilitating communication and collaboration.

Requirements
Education & Experience:

• Master's degree in architecture, Civil Engineering, Real Estate, Business Administration, or a related field.

• Minimum of 5 years of proven experience in mid-scale real estate development, investment, permitting and regulatory matters.

• Strong understanding of the Greek real estate market and regulatory environment.

Skills & Competencies:

• Excellent project management and cross-functional coordination skills.

• Ability to analyze and interpret technical documents, architectural drawings, contracts, and financial data.

• Fluent Greek, English and Albanian languages (spoken and written).

• Strong communication, negotiation, and stakeholder management capabilities.

• Willingness to travel as required within Greece and occasionally to HQ locations.
